Definitions

1. Definitions

1.1 “Apartment” means the serviced apartment accommodation provided by the Provider, including all fixtures, fittings, and appliances.

1.2 “Client” means the individual or organization renting the Apartment, including their employees, agents, and guests.

1.3 “Guest” means any person visiting or staying with the Client in the Apartment.

1.4 “Management” means the management team of HOMESTEAD APARTMENTS, responsible for the day-to-day operations of the Apartment.

1.5 “Rent” means the monthly or weekly rent payable by the Client for the use of the Apartment.

1.6 “Term” means the period of time during which the Client is entitled to occupy the Apartment, as specified in this Agreement.

2. Termination

2.1 The term of this Agreement shall commence on the Effective Date and continue for a period of [LENGTH OF STAY] months/weeks/days.

2.2 The Provider reserves the right to terminate this Agreement immediately if the Client fails to comply with any of the terms and conditions herein.

 

Occupancy & Guest Policy

3.1 The Client shall be the sole occupant of the Apartment with the following limitations:

   – A one-bedroom apartment is limited to a maximum of 2 sleep-over occupants.

   – A two-bedroom apartment is limited to a maximum of 4 sleep-over occupants.

3.2 All Guests must be duly registered at the reception.

3.3 The Client shall not sublet the Apartment or assign this Agreement without the prior written consent of Management.

Use

4. Use of Apartment

4.1 The Client shall use the Apartment for residential purposes only.

4.2 The Client shall not make any alterations or improvements to the Apartment without prior written consent from Management.

4.3 The Client shall not bring or use any hazardous or flammable materials in the Apartment, including irons or boilers.

4.4 The Client shall not host any parties or gatherings in the Apartment without prior written approval from Management.

4.5 The Client shall have paid  access to the laundry facilities provided by the Provider.

4.6 Occupants staying for a minimum of one (1) week shall enjoy free laundry access.

Prohibited Items and Activities

5.1 The Client shall not bring or use the following items in the Apartment:

   – Irons or boilers.

   – Any hazardous or flammable materials.

   – Any pets, unless specifically approved by Management.

5.2 The Client shall not play any musical instruments or make excessive noise that may disturb other residents.

limitation of liability

6.1 The Client shall be liable for any damages or losses caused to the Apartment or its contents.

6.2 The Client shall indemnify and hold harmless the Provider against any claims, demands, or liabilities arising from the use of the Apartment.

6.3 The Provider reserves the right to contact local authorities or security agencies should there be any suspicion of illegal activities by the occupants of the Apartment.

Check-in / Check-out

7.1 Check-in time is 11:00 PM.

7.2 Check-out time is 10:00 AM.

Note: 

Later check-out attracts a fine of 50% of caution fee. If check-out time exceeds 3 hours, 100% caution fee will be withheld.
